A thorough electrical safety inspection checklist should cover panel condition, breaker functionality, grounding verification, GFCI and AFCI protection testing, wiring inspection, outlet condition, voltage and amperage readings, and code compliance status. It should also include a fire hazard assessment, safety recommendations for the property owner, and a field for the inspector's signature. These 12 items ensure nothing critical is missed during a residential or commercial electrical inspection.
Residential properties should have a full electrical safety inspection at least every 3 to 5 years, or whenever the property changes ownership. Commercial and industrial buildings typically require annual inspections to meet OSHA and local code requirements. You should also perform an immediate inspection after any major storm damage, renovation, or when occupants report flickering lights, tripped breakers, or burning smells near outlets.
GFCI (Ground Fault Circuit Interrupter) protection detects current leaking to ground and prevents electrocution, which is required in wet areas like kitchens, bathrooms, and outdoor outlets. AFCI (Arc Fault Circuit Interrupter) protection detects dangerous electrical arcs caused by damaged or deteriorated wiring and prevents electrical fires. Both must be tested during every inspection because each protects against a different type of hazard, and a faulty GFCI or AFCI can fail silently without the homeowner knowing.
Electricians should verify that the grounding electrode system is properly connected to the main panel, check that all outlets show correct ground using a receptacle tester, and confirm that the grounding conductor is continuous and undamaged throughout the system. Common grounding issues include missing bonding jumpers on water heaters, loose grounding connections at the panel, and ungrounded three-prong outlets that were retrofitted from older two-prong systems without running a proper ground wire.
Each code violation should be documented with the specific NEC article number, the location within the property, a description of the deficiency, and a photo showing the issue.
