How Square-Foot Pricing Works

The math is deliberately simple, which is exactly why it's so useful on-site. The calculator uses:

area = square feet  (or length × width)
job price = max( area × price_per_sqft , minimum )

Area is the surface you're treating. Measure it directly if you know it, or type a length and width and the tool multiplies them for you — handy for rectangular driveways, decks, and walls.

Price per square foot is your rate. The preset buttons drop in typical rates by surface, but you should always override them with a number that reflects your local labor, chemicals, equipment, and target margin. A soft wash uses more chemical than a concrete blast, so it earns a higher rate.

The minimum job price is the floor. Small jobs still cost you drive time, setup, and teardown, so the calculator charges the higher of (area × rate) or your minimum. Pricing by area keeps your quotes consistent and defensible; a good field quoting and estimates workflow turns that number into a professional quote you can send before you leave the driveway.

A Real 600 sq ft Driveway

Say a customer wants a two-car concrete driveway pressure washed. You measure it at 30 ft × 20 ft = 600 sq ft. You price concrete at $0.25/sq ft (a touch above the $0.20 preset because it's heavily stained). Your minimum is $100.

600 sq ft × $0.25 = $150.00
max( $150.00 , $100.00 ) = $150.00

The $150 clears the $100 minimum, so you quote $150. If instead it were a small 300 sq ft patio at the same rate, area × rate would be only $75 — below your floor — so the $100 minimum would apply and protect your margin. Type these numbers into the calculator above to see it work.

Getting Square-Foot Pricing Right

Measure, don't eyeball. A wheel or laser measure pays for itself. Round up slightly rather than down — you rarely regret a little cushion, and underquoting eats your day.

Set the rate by surface, not by habit. A soft wash, a rough deck, and a smooth concrete pad are three different jobs. Use the presets as a start, then adjust for stains, height, access, and chemical use.

Always keep a minimum. Drive time and setup don't scale down. A minimum of $100–$150 keeps small jobs from quietly losing money.
